Original situation:
Constructed in 2007, the house is located in the Bansko ski resort. It has a treated floor area of 400 m2. The construction is massive - concrete slabs with columns, external brick walls and wooden roof. It consists of four floors above the ground and a basement.
Due to the difficult economic situation, the ex-owner decided to sell the house without finalizing the construction works. There is no insulation on the walls and on the ground floor. The insulation on the roof is not sufficient. There are no windows. A lot of thermal bridges have to be avoided.
Modernisation proposal:
The new owner has the ambition to achieve the highest possible energy standard. A highlight of the project is the determination to conduct a complete energy monitoring of the building after the renovation.
The house will be used as a holiday villa for 20 people. In the basement, there is a kitchen area with dining and bar and a SPA area with recreational facilities. On the ground floor there is a lobby with some offices. On the three upper floors there are rooms and apartments for the gests. On the roof there is a terrace with a nice view to the mountain.
The proposed steps will include high quality thermal envelope, airtightness measures, ventilation system with heat recovery, and installation of air-to-water heat pump. The RES will be applied at later stages.
