Original situation:
The building was built in 1965 as a single family house. It has two floors and a basement. It was built in a typical Spanish construction system of the time with an exterior wall formed by a layer of brick and a partition wall separate by an air cavity with a thin insulation, now in bad conditions. Ventilation is natural, using opening windows. The windows are single glazed with wooden frames. The building has a significant overhanging roof and balconies which provide additional shading and make the thermal bridge reduction more challenging.
Starting with the refurbishment of a small enclosed building volume according to Passivhaus requirements, the project challenge is to study how to include new areas of the building in future refurbishment steps. Reduction of thermal bridges are a main point of the study.
Modernisation proposal:
The first step of the refurbishment project of the 'Therapy Center La Santina' consists on creating a new distribution to adapt the building to the new use and an extension of the existing construction, using the balconies. New galleries will be built to increase solar heat gains. With this action thermal bridges will also be reduced. At this point an improvement of the thermal envelope (insulation, windows and airtightness) and the first step of the ventilation system implementation will be done.
Ground and first floor must be occupied in summer 2014 and all the construction works will be done with a low budget.
The refurbishment project will be completed with extension plans which will be built in future steps as functional add-ons of the main building. Renewable energy systems will also be implemented.
