EnerPHit criteria and step by step requirements for warm climates

Original situation:

House Centón is a small single family home with brick walls and a light wooden structure for the floor and roof. The thermal envelope has no insulation. Ventilation is natural, using opening windows. Windows have single glazing and different types of frames. The heating and hot water system are coal based.

The house is empty since the old couple who used to lived there died more than 10 years ago. Now the building is in a very bad condition. The relatives who inherited the property have the intention of doing a refurbishment to prepare it for their present and future necessities: first as an office and later as a family home.

The challenges of the project are:

-to achieve Passivhaus comfort and energy level.

-to define EnerPHit criteria and "step by step" requirements for warm climates.

-to work with a low budget

Modernisation proposal:

The challenge is to achieve EnerPHit standard with a low cost construction and in several phases. The refurbishment will be done in four steps, starting in 2014:

Step 1: Foundation reinforcement and insulation under the basement (if possible)

Roof improvement (structure, insulation and airtightness)

Passivhaus windows installation

Preparation of the interior spaces to use them as an office

First occupation: summer 2014

Step 2: Exterior wall insulation

Step 3: Airtightness improvement and installation of the mechanical ventilation heat recovery system (MVHR)

Step 4: A future phase will be done in case the new owners decide to use the building as a family house preparing the building for this use: house services and finishes

Original situation:

The building, erected in 1985, follows the terrain slope with stepwise floors in contact with a non-heated basement. The existing walls are made of concrete hollow bricks with a 6 cm interior insulation of extruded polystyrene (XPS). The slabs are based on a concrete beam and block structure, partially interior insulated by a 6 cm XPS layer where an electric floor heating system has been installed. The roofs are made of a traditional wooden frame, partially insulated with mineral wool and XPS.

Airtightness is poor as accounted by the owners. Windows are composed of double glazing 4-6-4 without filling gas and 48 mm wooden frames not insulated.

A Mechanical Ventilation with Heat Recovery has been installed in the 80’s, but is not functioning anymore and shall be replaced.

Heating demand is covered by the afore-mentioned electric floor heating plus a wood stove. Domestic Hot Water demand is covered by an electric storage hot water heater of 300 L.

Electricity meter indicates an average yearly consumption of 17 000 kWh.

The key challenge here is to reach the EnerPHit standard, given the scarce solar resource in winter and the various complex eave situations for airtightness.

Modernisation proposal:

The expected optimization procedure for diminishing the heating demand aims at the performance of the following building envelope elements:

Step 1 :

- Insulation and airtightness of staircase basement walls and slab, including passive house quality door to access unheated basement.

Thermal bridge at staircase slab is minimized by injecting PU foam into first range of concrete hollow blocks.

- Projected insulation on slabs over basement to reach a U-value of 0.16 W/(m.K)

Step 2 :

- Rooftop sarking insulation to reach a U-value of 0,10 W/(m².K)

- MVHR with a minimum 88% effective heat recovery assessed following Passivhaus Institut method.

Step 3 :

- airtightness layer on existing wall render + Exterior insulation of walls to reach a U-value of 0,12 W/(m².K)

- Passive house quality (phA) windows

Step 4 :

- Renewal of electric hot water storage tank

- Install PV panels on south roof, 8 kWp

Efficiency improvement:

Current situation:

Basement staircase refurbished.Offers received for roof retrofit, the owner looks for an optimal balance between performance and cost.

Challenges of the project:

The main challenge here is to deal with protruding roof wooden beams penetrating the airtightness layer of the wall. A wooden balcony will also have to be modified due to the ETICS applied on the wall. Another challenge was to find an easy solution for the retrofit of the basement, given geometrical constraints.

Original situation:

The building is a typical concrete-block detached villa from the 1950’s. The lower floor (partially under ground) used to have 3 rooms and a bathroom plus sauna. It has also access to the attached garage. The floor has been excavated already and the access to the upper floor has been preliminarily blocked, i.e. the house is only lived in at the upper floor level.

There is no insulation whatsoever (apart from some woodchips in the ceiling).

Challenges are to insulate the bottom floor and still have enough ceiling height and get the lower level walls insulated – since the whole building sits on and in the rocky terrain and digging is costly and time-consuming. Getting the top ceiling airtight is another challenge.

RES will most likely not be used, since there is district heat already used in the building – which provides both, cheap and environmentally friendly energy for heating and DHW.

Modernisation proposal:

In the first stage the proposal is to insulate the lower level (floor and walls). This would also give the possibility of getting rid of the radon gas infiltration and makes the lower floor useable again. In addition, the top ceiling (flat under the roof) would be insulated with easy-to-apply cellulose insulation, also improving airtightness. The airtightness of the existing windows will be improved by the preliminary application of stick-on sealing tapes. Ventilation will be done manually and with the existing extract fans. The next stage would see the change of windows and doors plus the installation of the MVHR system. At the same time, the PH airtighness level will be achieved. The last step is the insulation of the façade.

Efficiency improvement:

Current situation:

The floor in the basement has been completely removed for renovation & upgrade; pipes and ducts are suspended/supported, since the house is still lived in upstairs. Foamglas and woodfibre on top, bearing the underfloor heating, will make up the new floor slab.Windows are still of the old-style double glazed ones, there is no insulation in walls and floor and only a little basic 50’s-style sawdust-insulation in the top ceiling. Apart from the extract fan in kitchen and bathroom, there is no mechanical ventilation and no heat recovery. District heat has been drawn into the building not too long ago, serving a water-borne central heating system with radiators.The pressure test has resulted in n50=4.41 ac/h (mainly through windows and their installation), thermal pictures have revealed certain spots showing thermal bridging.Garage and porch on top are also not insulated, the doors are drafty.No on-site renewables are installed.

Challenges of the project:

The ground below and around the house is solid rock – it is therefore not so easy to dig down and around it for additional insulation. Waste pipe level outside the house does not allow for digging too deep, either.
