Original situation:

The building, erected in 1985, follows the terrain slope with stepwise floors in contact with a non-heated basement. The existing walls are made of concrete hollow bricks with a 6 cm interior insulation of extruded polystyrene (XPS). The slabs are based on a concrete beam and block structure, partially interior insulated by a 6 cm XPS layer where an electric floor heating system has been installed. The roofs are made of a traditional wooden frame, partially insulated with mineral wool and XPS.

Airtightness is poor as accounted by the owners. Windows are composed of double glazing 4-6-4 without filling gas and 48 mm wooden frames not insulated.

A Mechanical Ventilation with Heat Recovery has been installed in the 80’s, but is not functioning anymore and shall be replaced.

Heating demand is covered by the afore-mentioned electric floor heating plus a wood stove. Domestic Hot Water demand is covered by an electric storage hot water heater of 300 L.

Electricity meter indicates an average yearly consumption of 17 000 kWh.

The key challenge here is to reach the EnerPHit standard, given the scarce solar resource in winter and the various complex eave situations for airtightness.

Modernisation proposal:

The expected optimization procedure for diminishing the heating demand aims at the performance of the following building envelope elements:

Step 1 :

- Insulation and airtightness of staircase basement walls and slab, including passive house quality door to access unheated basement.

Thermal bridge at staircase slab is minimized by injecting PU foam into first range of concrete hollow blocks.

- Projected insulation on slabs over basement to reach a U-value of 0.16 W/(m.K)

Step 2 :

- Rooftop sarking insulation to reach a U-value of 0,10 W/(m².K)

- MVHR with a minimum 88% effective heat recovery assessed following Passivhaus Institut method.

Step 3 :

- airtightness layer on existing wall render + Exterior insulation of walls to reach a U-value of 0,12 W/(m².K)

- Passive house quality (phA) windows

Step 4 :

- Renewal of electric hot water storage tank

- Install PV panels on south roof, 8 kWp

Efficiency improvement:

Current situation:

Basement staircase refurbished.Offers received for roof retrofit, the owner looks for an optimal balance between performance and cost.

Challenges of the project:

The main challenge here is to deal with protruding roof wooden beams penetrating the airtightness layer of the wall. A wooden balcony will also have to be modified due to the ETICS applied on the wall. Another challenge was to find an easy solution for the retrofit of the basement, given geometrical constraints.

Original situation:

These semi-detached and mid terraced houses, 100 m² TFA each, were built in 1978 with standard concrete hollow block walls plus 7 cm interior insulation and 10 cm mineral wool between rafters. The concrete slab on grade is not insulated. Facades are oriented on an East-West axis, with a reduced overall window area. A garage is inserted between two adjacent dwellings. Heating and domestic hot water are supplied by gas boilers. There is limited space for insulating the slab from the inside. Reaching the EnerPHit level without modifying too much the existing solar aperture is quite difficult here. Another challenging task is to find a proper way to include the garages in the thermal envelope without compromising the quality of the airtightness.

Modernisation proposal:

The owners want to build on their current maintenance scheme an EnerPHit step-by-step retrofit plan. The main steps decided by the owners for the period 2016 - 2018 are:

Roof insulation to a U-value of 0,10 W/(m²·K);
Airtightness n50 = 1 h^-1 and Mechanical Ventilation with 88% effective heat recovery ratio;
Replacement of all windows and doors to passive house component quality. Average U-value of components installed of 0.85 W/(m²·K) with an overall positive energy balance in winter;

These steps will be mostly done while keeping tenants in situ.

Following steps will occur later:

External insulation of walls with an average U-value < 0.15 W/(m²·K)
Implementation of renewable energy sources for domestic hot water: solar thermal on south oriented pitched roofs.

Efficiency improvement:

Current situation:

Detailed planning is currently ongoing for these 24 semi-detached houses. The first retrofit steps will include ceiling airtightness and insulation. A mechanical ventilation unit without heat recovery will be installed in the unheated attic. To get a more compact envelope and increase the useful surface, garages will be converted to additional rooms.The economic assessment has shown that the global annual cost of the EnerPHit refurbishment will be slightly lower than the cost of a minimal maintenance as initially scheduled (3200 €/(a.dwelling) versus 3500 €/(a.dwelling), excluding white goods). This means that an EnerPHit performance level can be attained in 2020 without additional costs. Operational costs for heat and anciliary will be reduced by 80%.

Challenges of the project:

This building typology with small dwellings and scarce solar aperture is a challenging case for the EnerPHit standard, especially in the North of France where winters are long and cloudy. The heating demand criterion could be fulfilled without having to insulate slabs in the living areas (already moderately insulated) if the external insulation of the wall is continued into the ground until the bottom of the existing foundations. Another challenge here will be to get the approval of tenants as the retrofit plan will modify the use of their house and imply significant energy efficiency works

Original situation:

These two apartment buildings of 16 flats each have been finished in 1978. Flats on every storey have either 57 or 70 m² Treated Floor Area. They have outside balconies and are only accessible via a central staircase inside the heated envelope.

The envelope consists of a prefabricated concrete shell produced locally and integrating 8 cm mineral wool insulation. The concrete roof is partially insulated with 8 cm mineral wool. Windows are double-glazed with PVC frames and have been installed in 1995.

Heating and Domestic Hot Water are supplied by individual gas boilers.

Dwellings are equipped with mechanical ventilation without heat recovery.

The main challenge of this project is to conduct a step-by-step retrofit cheaper than a one-shot retrofit, starting by window replacement before external insulation and mechanical ventilation with heat recovery.

Modernisation proposal:

The owners want to build on their current maintenance scheme an EnerPHit step-by-step retrofit plan. The main steps decided by the owners before 2016 are:

- Airtightness n50 = 1 h^-1 and Mechanical Ventilation with 80% effective heat recovery ratio,

- Replacement of all windows and doors to passive house component quality. Average U-value of components installed of 0,85 W/(m².K) with an overall positive energy balance in winter, feasible with passive house components.

These steps will be mostly done while keeping tenants in situ.

Following steps will occur after 2016:

- External insulation of walls and roof with an average U-value < 0,15 W/(m².K)

- All difficult thermal bridges will have their impact on the envelope U-values reduced by at least 50% while avoiding condensation.

Renewable energy integration: 1 m²/person free-standing solar thermal could cover 35% of the domestic hot water demand.

Efficiency improvement:

Current situation:

The owner is currently finalizing the overall refurbishment plan of the two buildings. Energy bills obtained from the tenants are coherent with the PHPP building energy model, with an average heating demand around 100 kWh/(m².a). Windows installed in 1995 will be removed before 2016 as most of them have shown significant infiltrations and air leakages. Some service shafts contain asbestos, solutions which distribute fresh air and avoid these shafts are being considered. According to the economic assessment, the total energy bill including white goods will drop from 1600 €/a per dwelling to 400 €/a after the EnerPHit retrofit will be completed in 2020-2025. The cumulated net value of energy savings on a 20 year period would reach 20 k€ per dwelling, which equals the anticipated additional investment for all energy retrofit steps defined in the EnerPHit strategy.

Challenges of the project:

Asbestos is common in these types of buildings built between 1960 and 1980. The owner is used to deal with this problem. The impact on an EnerPHit strategy is twofold: managing asbestos is costly, and it can prevent the team from letting tenants inside during works. Several variants of ventilation layout will be evaluated according to the definitive asbestos assessment report. Another expected yet crucial challenge is a proper financing scheme for such an energy retrofit. The owner finances his social dwellings with a high share of dedicated public grants, which have not been designed for step by step retrofits. Common work with financing institutions is therefore necessary to develop a sound financial basis for such an innovative refurbishment approach. The owner rents these dwellings without energy expenses, tenants pay their electricity bills which comprise heating, domestic hot water, cooking and white goods. Here we face the well-known owner-tenant dilemma: the owner invests in energy efficiency while tenants benefits from the energy savings. The French law authorizes social housing owners to raise the rent up to 50% of the annuity gained by energy savings, but only if savings are monitored on site. Additional schemes like white certificates or redemption on property tax could complete the financing scheme.
