Original situation:

San Roque Social Housing is a four floors building with 10 apartments and a common area. The thermal envelope has not insulation at all. Ventilation is natural, using opening window sections. Original windows and shutters are made of timber with single glazing, but some owners have replaced them during the years. The poor façade condition, which is made of load bearing bricks, force to the owners to take measures after a compulsory technical inspection. The roof is built with timber and was improved on 1994.

Current situation:

Nowadays, the first step, which includes top ceiling insulation with 160 mm of rock wool over OSB boards as airtightness layer, is being implemented.

Following steps will be implemented when the community get the amount of money that allows them to start the works.

Challenges of the project:

The main challenge of the project is getting the money that allows them to develop the whole refurbishment works. Neighbourhood association is looking for an alternative funding. The project has been submitted to PAREER CRECE program and other autonomics ones. However, at the moment it is not yet approved.

Original situation:

The building is a typical concrete-block detached villa from the 1950’s. The lower floor (partially under ground) used to have 3 rooms and a bathroom plus sauna. It has also access to the attached garage. The floor has been excavated already and the access to the upper floor has been preliminarily blocked, i.e. the house is only lived in at the upper floor level.

There is no insulation whatsoever (apart from some woodchips in the ceiling).

Challenges are to insulate the bottom floor and still have enough ceiling height and get the lower level walls insulated – since the whole building sits on and in the rocky terrain and digging is costly and time-consuming. Getting the top ceiling airtight is another challenge.

RES will most likely not be used, since there is district heat already used in the building – which provides both, cheap and environmentally friendly energy for heating and DHW.

Modernisation proposal:

In the first stage the proposal is to insulate the lower level (floor and walls). This would also give the possibility of getting rid of the radon gas infiltration and makes the lower floor useable again. In addition, the top ceiling (flat under the roof) would be insulated with easy-to-apply cellulose insulation, also improving airtightness. The airtightness of the existing windows will be improved by the preliminary application of stick-on sealing tapes. Ventilation will be done manually and with the existing extract fans. The next stage would see the change of windows and doors plus the installation of the MVHR system. At the same time, the PH airtighness level will be achieved. The last step is the insulation of the façade.

Efficiency improvement:

Current situation:

The floor in the basement has been completely removed for renovation & upgrade; pipes and ducts are suspended/supported, since the house is still lived in upstairs. Foamglas and woodfibre on top, bearing the underfloor heating, will make up the new floor slab.Windows are still of the old-style double glazed ones, there is no insulation in walls and floor and only a little basic 50’s-style sawdust-insulation in the top ceiling. Apart from the extract fan in kitchen and bathroom, there is no mechanical ventilation and no heat recovery. District heat has been drawn into the building not too long ago, serving a water-borne central heating system with radiators.The pressure test has resulted in n50=4.41 ac/h (mainly through windows and their installation), thermal pictures have revealed certain spots showing thermal bridging.Garage and porch on top are also not insulated, the doors are drafty.No on-site renewables are installed.

Challenges of the project:

The ground below and around the house is solid rock – it is therefore not so easy to dig down and around it for additional insulation. Waste pipe level outside the house does not allow for digging too deep, either.

Original situation:

The building consists of three interconnected blocks.

Block A was constructed in 1962. It consists of five floors and a basement ( 2040 m²). The block has a concrete structure with external brick walls (40 cm) and concrete flat roof in very bad condition.

Block B was constructed in 1946. It consists of three floors and a partial basement ( 2480 m²)

The block has a concrete structure with external brick walls (30 cm) and pitched ventilated roof above the last concrete ceiling slab with 10 cm glass wool insulation.

Block C, commissioned in 1999, is a large gymnasium with a 633 m² area. There is a ground floor connection to Block B with an area of 311 m², which comprises dressing rooms and bathrooms . The Hall and the connection consist of concrete structures with external walls of Ytong (20 cm). The roof of the hall has a steel structure. The connection has a flat concrete roof without insulation.

There is a boiler room in each block.

The building is connected to the district heating network.

Modernisation proposal:

The Project will propose refurbishment in the following steps:

Block A: Block A1: step 1) Roof insulation block A, wall insulation block A1; step 2) external wall insulation, new windows, shading, airtightness, ventilation, reducing thermal bridges; step 3) New District heating substation (the one from Gym could be used)

Block B: step 1) external wall insulation, change of windows, insulation of the perimeter of the foundations, airtightness , shading, ventilation; step 2) Adding thermal insulation on the roof above the existing one ; step 3) New District heating substation (the one from Gym could be used)

Block C: step 1) External wall insulation, ventilation, change of old PVC windows in the dressing rooms; step 2) Roof insulation; step 3) New LED lighting will replace the existing mercury lamps in the Gym. Fourteen solar panels for DHW will be added in block C (for the dressing rooms in the Gym). For achieving better comfort in the summer, new heat-pump air-to water to be installed in the Gym on later stages.

Original situation:

The building is constructed in 1970. It has a concrete structure with external brick walls (25 cm.) and concrete flat double ventilated roof.

The building consists of four blocks:

Block A is administrative, with two floors and a treated floor area area of 394 m2;

In blocks B and C there are classrooms, specialized laboratories, two computer rooms and toilets.

Block B consists of three floors and a basement, with total area of 2116 m2.

In the basement, there are a kitchen and a dining room.

Block C consists of four floors and a basement with total area of 3997 m2.

The basement accommodates a small gym, storage rooms, a boiler room and several workshops.

Block D consists of two floors (basement and ground floor) both of them being used as sport halls.

The fully heated basement (blocks B, C and D) is partially below the ground level.

The windows have been replaced in 2005 with PVC and aluminum (in the gym) with double glazing and white float glass 4/20/4mm.

Since 2013, the school is connected to the central gas heating.

Modernisation proposal:

The Project proposes the following refurbishment steps:

STEP 1- roof insulation – placing 30 cm. glass wool insulation on the top of the lower slab of the ventilated double roof .

STEP 2 – mounting 20 cm EPS with graphite insulation on the walls, reduction of the radiator dimensions, improving the airtightness layer, implementation of the ventilation with heat recovery systems.

STEP 3 – External underground wall insulation, perimeter insulation, insulation above the ground floor slab in the Gym.

STEP 5 – Replacement of windows: The PVC windows will be replaced in 10 years, when they will be 20 years old. The aluminum windows will be replaced in 20 years, when they will be 30 years old.

STEP 6 – Implementation of Renewable Energy Sources

The expected Specific Heating Demands/ Primary Energy Demands are:

Blocks A, B, C:

Before 142 kWh/(m²a)/233 kWh/(m²a)

After: 17.3 kWh/(m²a)/80.5 kWh/(m²a)

Block D:

Before 228,4 kWh/(m²a) / Overheating, no result in PHPP

Original situation:

The building was built in 1965 as a single family house. It has two floors and a basement. It was built in a typical Spanish construction system of the time with an exterior wall formed by a layer of brick and a partition wall separate by an air cavity with a thin insulation, now in bad conditions. Ventilation is natural, using opening windows. The windows are single glazed with wooden frames. The building has a significant overhanging roof and balconies which provide additional shading and make the thermal bridge reduction more challenging.

Starting with the refurbishment of a small enclosed building volume according to Passivhaus requirements, the project challenge is to study how to include new areas of the building in future refurbishment steps. Reduction of thermal bridges are a main point of the study.

Modernisation proposal:

The first step of the refurbishment project of the 'Therapy Center La Santina' consists on creating a new distribution to adapt the building to the new use and an extension of the existing construction, using the balconies. New galleries will be built to increase solar heat gains. With this action thermal bridges will also be reduced. At this point an improvement of the thermal envelope (insulation, windows and airtightness) and the first step of the ventilation system implementation will be done.

Ground and first floor must be occupied in summer 2014 and all the construction works will be done with a low budget.

The refurbishment project will be completed with extension plans which will be built in future steps as functional add-ons of the main building. Renewable energy systems will also be implemented.

Original situation:

The existing building is a 3 storey building with 3 main destinations of use: restaurant, hotel and residential. The building was constructed in the forties and later it was enlarged in the seventies. The oldest part of the building is made of stones and the windows have wooden frames and single glazing. The newer extension was realized with bricks, wooden windows and double glazing. The restaurant is currently located at the ground floor, the residential part at the 1st floor while the hotel extends to the 1st and 2nd floors. The roof of the building is in precarious conditions and needs to be refurbished as soon as possible. The main challenges of the project are the poor orientation of the building and of the windows and the thermal bridge at the external wall-basement connection. Another challenge is the fact that the building contains three different destination of use that needs to be refurbished in different steps, according to the needs of the owners.

Modernisation proposal:

We will retrofit the all building according to the Passivhaus principles with the target to reach the EnerPHit certification following a step-by-step approach. The building will not only be refurbished, some parts of the building will be demolished and some new extensions will be realized. In particular the restaurant at the ground floor will be enlarged and remodelled. The 2nd floor will be demolished and rebuilt with a larger treated floor area. All the new parts of the building will be realized entirely in timeber-wood. We plan also to rearrange the internal spaces in order to make it more functional. The 1st floor of the building will be now fully devoted to the hotel and the 2nd floor will contain only the residential part with two different residential units. We also planned a little solarium and a terrace on the roof. In terms
of renewable energies we plan to install a photovoltaic system on the roof and we will verify whether it is possible to install a water-water heat pump.

Efficiency improvement:

Current situation:

The existing building is a three-storey building with three main destinations of use: restaurant-pizzeria, hotel and residential. The building was constructed in 1928 and later on it has been enlarged and refurbished. The last two retrofits took place in 1994 and 2008. The main body of the building, which is the oldest part, is a limestone construction. Most of the windows are single glazed and with uninsulated wooden frames. The newer extension is a brickwork construction and the windows have wooden frames with no insulation and double glazing. The timber roof is in precarious conditions and needs to be replaced as soon as possible. At present the envelope of the building has mainly no insulation. The restaurant is currently located at the ground floor, the residential part at the 1st floor while the hotel extends to the 1st and 2nd floors.At present the project is in the design phase. A preliminary architectural project has been proposed to the owner of the building together with a possible approach as regards the different steps that have to be undertaken during the refurbishment process. Based on this project we have developed an energy calculation using PHPP9 that shows that there is a huge potential for improvement in the energy efficiency of the existing building and that the EnerPHit standard can be reached when all the refurbishment steps will be implemented.The all building will be retrofitted according to the Passivhaus principles. The refurbishment plan includes the dismantling of some parts of the building and the realization of some new extensions. In particular the restaurant at the ground floor will be enlarged and redesigned. The 2nd floor will be demolished and rebuilt with a larger treated floor area. All the new parts of the building will be realized entirely with cross laminated timber (xlam). We plan also to rearrange the internal spaces in order to make it more functional. The 1st floor of the building will be fully devoted to the hotel while the 2nd floor will contain a residential part, composed by two different dwelling units, and a little apartment which is part of the hotel.

Challenges of the project:

One of the main problems that we have encountered so far is the enormous heating load that is generated in the kitchen of the restaurant-pizzeria. Therefore a major challenge of the project will be to minimize these internal heat sources and try to control them especially in the cooling period, where overheating has to be avoided. Another challenge will be the realization of the airtightness of the kitchen where many appliances use natural gas as energy carrier. This could be an issue since the national regulation foresees the presence of safety air valves in these cases that have to guarantee a continuous air change.

This school is a candidate for the EnerPHit Standard. The site is currently made up of three permanent buildings ranging in age from 100 years, to 60 years to 50 years. The buildings are unconnected, so rendering the thermal envelope inefficient through an extremely poor compactness ratio (huge surface area – bearing in mind these three blocks being exposed to the elements of the Atlantic Ocean). The existing building complex comprises three detached single-storey buildings formed around a central play yard. The largest, Main Building to the west, was constructed of solid block in 1945, an extension to the north and contiguous Metalwork Block was constructed of block cavity in 1960 and Classroom/Office to the east was also constructed of block cavity but in 1990. The floors are of poured concrete and roofs of pitched timber trusses. Ventilation is natural, using opening window sections. An oil-fired central heating system with radiators provides heating.

Modernisation proposal:

The proposed development, in essence, comprises a step-by-step expansion, retrofit and enclosure of open space that includes by default the elimination of many existing external walls by their becoming internal. The initial works comprise an extension of four classrooms followed by circulation lobbies connecting the classrooms to the existing structures which will already reduce the extent of external walls and, so, space heating demand. Other works include a part new roof to the Main Building and a complete new roof to Metalwork Block. Between 2015-2016 all three buildings will be retrofitted in respect of walls (external insulation), windows and roofs. It is expected that by or before 2018 the Central Space, currently the play yard will be roofed over and have an insulated floor installed. Airtightness will be achieved primarily during the process of fitting of new doors and replacement of windows with those of higher performance. A mechanical ventilation heat recovery (MVHR) system will be installed throughout the school. The existing heating system will be retained for back-up, continuing to use radiators for space heating and DHW.

Other works include the retrofitting of the roof of the existing three blocks. Between 2015-2016 all three buildings will be retrofitted in respect of walls (external insulation), windows and roofs. Despite the fact that external insulation will be used on the existing buildings the architect does not seem to be willing to trust the use of external insulation as the outer thermal envelope for new build, rendering construction details to be carefully design to avoid thermal bridge in particular when the new and existing walls meet. It is expected that by or before 2018 the Central Space, currently the play yard will be roofed over and have an insulated floor installed. However the first retrofit step is dependent on financial release from the Department of Education. This fund has not been available so far and there seems to be no clear information indicating the time frame for this grant. At the moment the retrofit progress is temporarily on hold due to current financial limitations.
